Terms & Conditions

 

 

 

 

 

  1. Tenants are responsible for leaving the accommodation as they found it on arrival i.e. crockery and cutlery are washed up and placed back in cupboards and rubbish must be disposed of when vacating the property.
  2. PETS .No Pets are allowed. This must be strictly adhered to. Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition.
  3. Waters Edge primarily book Family Parties and Couples.  We reserve the right to decline bookings from large/single sex parties e.g. Hen or Stag.
  4. The property owner cannot be held responsible for any accident, loss or damage which may be sustained by any hirer, member of his party,  visitor, or their property however caused.
  5. A 50% deposit is required at the time of booking and must be sent with a completed booking form. Once we have accepted the booking, the applicant is liable for the balance of rent upon arrival.  Keys may be collected from the Office located at No. 3 Holmelea in the grounds of the flats between 2pm and 6pm. In the absence of payment upon arrival, we reserve the right to cancel the holiday and all deposits previously paid may be forfeited. .
  6. In the event that you have to cancel your holiday, please see holiday insurance leaflet sent out at time of confirming your booking.
  7. All cancellations must be notified immediately by telephone and then confirmed in writing within 24 hours.   It is the discretion of Waters Edge as to whether deposits are refunded.
  8. Breakages/Damage should be 1. Reported 2. Replaced or paid for as soon as possible.
  9. The maximum number of persons allowed at the property is clearly stated, this must not be exceeded.
  10. Complaints not reported within 72 hours of occupation of the holiday apartment, and subsequently confirmed by letter to Waters Edge cannot be entertained. It is regretted that no correspondence can be entered into in the case of complaints made upon departure or after you return home, when it will surely be appreciated that it is quite impossible for the problems to be corrected or effectively investigated.
  11. VAT is included at the current rate when the Tariff went to print.
  12. In the interests of continued improvement the owners reserve the right to alter or delete amenities or facilities either advertised or previously available without prior notice.
  13. The property owner shall be allowed access to the accommodation at any reasonable time during the holiday to deal with complaints, repairs etc

Cancellations 

Please see points 6 & 7 above.
Unlike hotels, we cannot rely on casual callers to fill last minute vacancies left by cancelled bookings. Therefore, we can only refund deposits if we are able to re-let the flat.  An administration fee of £25.00 is, however, charged on cancellation.

We can offer holiday insurance through a separate company, details of which can be found on our website.
